Check practical restrictions and association documents
Request current HOA rules concerning vehicle dimensions, guest parking, charging installations, storage contents, rental of spaces and any transfer process. Compare the recorded project documents with actual use, especially if parking has been reassigned over time. Ask about association maintenance and insurance obligations for garages or shared buildings and review current budget, reserves and any known assessments. A garage near the beach may be a significant convenience, but proximity alone does not establish a guaranteed price premium. Buyers should verify access, dimensions and restrictions before assuming a particular vehicle or equipment will fit. Disclose known parking disputes or limitations through the appropriate transaction records.
Include parking facts in pricing and closing instructions
Compare recently sold Coronado condos with similar size, building type, HOA obligations, amenities and documented parking rights. Do not use a condo with two deeded spaces as an identical comparable for a unit with one nonexclusive assignment without explaining the difference. Ask the settlement and lending professionals which interests must appear in the purchase documents, appraisal and title transfer. Make clear whether storage or parking carries recurring dues, separate taxes or association obligations. Keep a copy of the latest governing documents and title materials available through the proper channels. Accurate rights descriptions reduce avoidable disagreement at closing; an attractive MLS photograph cannot settle a title question.
