Financing and insurance questions
Ask the lender to identify the ownership structure and whether project approval, property appraisal or other condominium underwriting conditions apply. For VA financing, confirm the condominium project’s VA approval status; eligibility is not established by a seller financing checkbox. Obtain information about the master policy and a buyer’s separate insurance needs. Request information on earthquake and flood coverage where relevant, but do not assume any particular peril is covered merely because the HOA has a policy.
Compare locations without overgeneralizing
Downtown and Mission Valley projects may prioritize elevator systems or shared amenities; a coastal condo may warrant detailed exterior-maintenance questions; a smaller attached community can have different reserves or management arrangements. Those are prompts for review, not factual claims about every building. Use live MLS filtering for the relevant city and ownership subtype, then obtain documents and quotes before deciding whether the total monthly cost works.
