Validate detached buildings and recreational claims
For sheds, garages, animal shelters, workshops or covered patios, review available permits and established uses. Do not describe a detached building as guest quarters or a rental apartment without evidence of legal residential authorization. If equestrian uses, trailers or animal keeping are promoted, ask the applicable planning authority about zoning and restrictions for that exact parcel; neighboring horse facilities do not grant the same rights to every address. Include known water, sewer or septic facts without inferring the service type from acreage. A current insurance quote or specialist inspection may be particularly relevant for structures outside the main home. The listing should identify what equipment or fixtures convey rather than assuming all outdoor amenities are included.
Build comparable sales around actual site usability
Compare recent closed Bonita sales with similar legal house size, condition, site access and permitted improvements. Acreage alone does not reveal usable level ground or buildable area. Prepare marketing photos that show the house, driveway, permitted outbuildings and accessible outdoor areas without drawing approximate boundaries as if they were surveyed. For buyer inquiries about ADUs, lot splits or short-term rental uses, supply confirmed records and refer zoning questions to the competent authority. Current Bonita IDX inventory can show competing advertised options, but list prices should never be characterized as completed comparable values.
