The asking price alone cannot establish what a buyer will pay each month or need at closing. Start with a current lender Loan Estimate for principal and interest, the proposed down payment and actual rate assumptions. Then examine estimated property taxes, lender-required insurance, possible mortgage insurance, HOA dues, special assessments and utilities. HOA documents and recorded assessments can differ by subdivision, building and individual lot. A fixed percentage assumption can be useful for initial planning, but it should be updated with parcel-level records and the buyer’s actual insurance quote.

Budget for the costs a listing cannot confirm

Property inspections, appraisal charges, title and escrow fees, prepaid expenses and maintenance reserves can affect cash needed to close. Ask the lender and settlement team for a current closing-cost worksheet. For condos, review the association budget, reserves and any special assessment information. For larger parcels or older buildings, confirm likely service and repair needs through qualified inspections rather than inserting a guessed monthly number into a marketing page.

Use the live MLS inventory to compare homes of a similar type in San Diego, Chula Vista or Carlsbad. If you are considering VA financing, work with an experienced lender to verify your own eligibility and the applicable property requirements; VA Vision is an MLS pre-screen only.
