Account for location-specific building and association questions
For ocean-adjacent properties, ask about exterior maintenance plans, waterproofing, balcony and structural inspections, and whether the association has an adequate reserve plan for major work. For inland communities, compare roof, siding, pools, elevators and landscaping obligations based on the actual amenities. Do not allege that any particular building has damage merely because of proximity to the coast. Request the master insurance summary and understand whether individual unit coverage or loss assessment coverage is advisable. Review budgets, reserve studies, recent meetings, litigation disclosures and known special assessments before using HOA dues as a proxy for the total building cost.
Compare financing and practical living restrictions
If VA financing matters, ask a qualified lender to check the exact condominium project against VA project approval records and separately review the borrower's eligibility and the unit's appraisal. An MLS statement about accepting VA offers does not establish approval for every buyer. Check pet, rental, occupancy and improvement rules in the governing documents, and compare all-in costs using current taxes, HOA dues, lender estimates and actual insurance quotes. A price cut or DOM count does not show why a property has been listed for a given period. Use the Carlsbad inventory below to build a shortlist, then obtain specific documents for each building before concluding which choice has lower risk or better value.
