Records and independent inspection
An independent inspector should assess accessible roofing, drainage, foundations, decks and visible retaining features; structural or geotechnical specialists can follow up where evidence warrants. Collect permits and invoices for grading, walls, major remodels and roof work. Hazard maps describe general physical exposure, not a certified diagnosis of the house and not an underwriting decision. If an HOA governs vegetation or shared slopes, obtain the CC&Rs and maintenance allocation. Review actual insurance exclusions, deductibles and effective dates, not just a quote's headline premium. Keep the original dated documents in a property evidence folder. Separate physical condition, ownership and land-use approval, and financing eligibility into different checklists; they are not synonymous. The absence of a reported MLS concern is not proof that an inspector, appraiser, lender or title professional has verified the property. Investigate contradictions promptly and record who is responsible for each unanswered question.
Plan an evidence-backed purchase
Compare the lender payment, estimated taxes and assessments, any HOA cost, realistic repair reserve and a written insurance offer. Where coverage is uncertain, address it with licensed specialists while contract contingencies are in effect. A sloping parcel and a flatter parcel may require different site checks even at similar asking prices. Record the source of each fact and the work needed before interpreting a map symbol as a final hazard finding. An MLS pre-screen, including VA Vision, cannot replace lender, inspector or insurer determinations. Do not release relevant purchase contingencies based only on a payment badge or listing photograph. Obtain the appropriate professional's finding, actual quote or government record and identify any remaining limitation. Compare homes of similar legal use and physical condition, not merely similar photographs. Live IDX listings are useful for discovery and do not certify building, insurance, financing or legal results.
