Plan open houses and access with real safeguards
Discuss how visitors will enter and leave, who will be present, how alarms are handled and what happens if the seller or tenants occupy the home. Secure portable valuables, prescription medication, keys, firearms, digital devices and financial records according to appropriate safety guidance before opening the property. For rented premises, confirm legal notice and access obligations rather than assuming a public open house can be held whenever convenient. Decide how pets will be cared for and where personal belongings can be stored. Ask whether smart cameras, microphones or other recording devices raise privacy questions and seek qualified guidance as needed. Provide honest access instructions to prospective buyers without screening anyone based on protected personal characteristics. A smooth showing experience is useful, but it does not replace the contractual and legal obligations of the sale.
Understand where images may remain after closing
MLS distribution, brokerage advertising, syndication and third-party websites may retain photographs or descriptions after a sale. Ask the agent what rights and removal processes actually apply and what can be requested from different publishers. Do not promise that every syndicated photograph will vanish as soon as the deed records. If the property is still occupied, balance the marketing benefits of floor plans, virtual tours and interior video against concerns about security or personal privacy. Develop a showing calendar and method to report visitor feedback without disclosing sensitive details. Evaluate response quality, inquiries and current listings rather than relying solely on online view counts. Accurate marketing, fair housing and a property-specific pricing strategy matter more than artificial image enhancement or unverified claims of luxury features.
