Make the condo ownership and insurance picture clear
The listing should accurately describe the legal ownership interest, unit, parking and storage rights. Review title and recorded association maps if there is any uncertainty about exclusive-use areas. Obtain the association's current insurance summary and clarify what an owner must insure separately. Ask for available information about roof, balcony, structural, water-intrusion or other capital projects where relevant, but don't characterize a building as unsafe without evidence. Condo buyers may want to review reserves, any material litigation and rental restrictions before removing contingencies. If a prospective buyer hopes to use VA financing, a lender must verify the exact legal project's status and complete separate appraisal and borrower checks. The listing cannot certify VA approval.
Price using comparable responsibilities, not only floor area
Two Carlsbad units of similar size can carry different dues, assessments, amenities and insurance responsibilities. Compare homes with similar legal ownership and location, then account for documented association costs when discussing price and marketing. Arrange the resale packet early so buyers do not encounter the largest unresolved expense late in escrow. Have an agent explain what is confirmed, what has only been proposed and what remains subject to board action. A seller's transparency about documents can reduce avoidable questions, but it never guarantees offers or a closing. Use the live Carlsbad MLS listings below as a competition check; the current HOA packet for each unit controls the cost comparison.
